Deed Fraud - FAQ's

What should a homeowner do if fraud is suspected?

If you suspect you are the victim of property fraud, you may do the following:

1. You can obtain a certified copy of the recorded Quit Claim Deed in person from the following locations:

    Clerk's Records Library is located at Courthouse East
    22 N.W. First Street, 2nd Floor, Miami, FL. 33128

    West Dade Satellite Recording Office
    11805 SW 26 St, Room 207, Miami, FL. 33175

Office hours are from 9:00 AM to 4:00 PM, Monday through Friday.

If you request a certified copy by mail, please include your name and address, the address of the property in question and legal description (which can be obtained from tax bill).

The fee for a certified copy is $1.00 per page and $2.00 to certify. Payments can be made by certified check or money order made payable to Clerk of Circuit Court.

2. Notify the Economic Crimes Unit at (305) 994-1000.

3. Obtain the services of an attorney as soon as possible.

What should you do if you do not live on the premises you own?

If the property is not lived in, is not being rented or leased and if no one should be living there, you or someone you know should check the property periodically to assure that it is not occupied by other parties. Also, you can periodically check the deed records that are recorded in Official Records on-line at www.miamidade.gov/public-records.
